The property is an undeveloped, one square acre within walking distance to the Anaheim Street Blue Line rail station. HFHGLA is seeking to develop the property to provide approximately 50 home-ownership units to a diverse mix of homebuyers while also providing amenities that create a communal feel to the development and takes advantage of the property's proximity to public transit. The proposal should consist of the following sections: Company overview Sample projects (include projects similar in scope) Resumes of staff who will work directly on the development Brief narrative identifying the key factors associated with the development Brief outline of the service provided for the fee Bidders may include illustrations if they feel it will help convey their understanding of the project. Habitat for Humanity of Greater Los Angeles is a non-profit affordable housing developer. No. 62A13SS044 Los Cerritos Dorm Renovation Project, Proj. No. 06113SS045 California State University, Long Beach 1250 Bellflower Blvd, Long Beach, CA 90840 California State University, Long Beach (University) is requesting Statements of Qualifications (SOQ) from interested and qualified Construction Managers (CM) to provide construction management services with a guaranteed maximum price for the construction of the Hillside Dining Facility Remodel Project (Hillside) and the Los Cerritos Dorm Renovation Project (Los Cerritos). The project delivery method for this project will be Construction Manager at Risk with a Guaranteed Maximum Price (CMAR). The CMAR services will consists of a preconstruction phase and a construction phase with separate contracts for each phase. During the preconstruction phase, the successful Construction Manager (CM) will collaborate with the Architect on the design, constructability, cost and schedule of the project and develop a Guaranteed Maximum Price (GMP) proposal to construct the project. Upon acceptance of the GMP, the University will issue a contract to the CM for the construction phase. Completion Time: Hillside Dining Facility Remodel: 280 calendar days Los Cerritos Dorm Renovation: 188 calendar days Liquidated Damages: $5,000.00 for each calendar day completion is delayed Required License: A valid "B" contractor license(s) as identified under the Contractors State License Board Rules and Regulation. Construction Cost Budget: Hillside Dining Facility Remodel: $7,993,000 Los Cerritos Dorm Renovation: $2,081,000 Please note that both construction budgets are inclusive of the CM's preconstruction and construction fees Project Description Parkside Residential Dining Commons was completed in 1982, single story, concrete, steel beam, wood beam, 2x joint, and plywood deck roof structured building. The present layout and interior dcor is in need of gutting back to the structure and upgrading to reflect the current trend of providing a space where students can eat, study, and relax. The remodeled facility will have exhibition cooking, a new kitchen, and various types of seating in the dining area. The outdoor space directly east of the dining facility will be trellised and will become outdoor dining area to augment the interior spaces.
